This is our plan to reduce time on market, maximize sale prices, channel loan leads back to our Client, and create an "auction like atmosphere" interest in our listed REO properties.

Simple But Effective

We started with this notion; people are inherently interested in vacant houses because they want a "good deal" when they buy a home. Nothing wrong with that. It's human nature.

We Capitalize on this Knowledge

Once we acknowledge what motivates home buyers we can implement a plan to sell homes before we get the listings.

But, It's more than that

We place specially designed signage on the properties as soon as they become vacant. The signs are attention grabbers - bright yellow with our contact information in bold font.

Buyers and Brokers Line Up

The signs (designed to resemble notices from the local municipalities) are placed in front of the homes immediately after we take possession. This gives us typically 30+ days to "pre-sell" the homes before they are listed.

This creates the opportunity for an "auction like" scenario once the home is listed. Buyers and brokers are waiting in line when the property finally hits then market and MLS.

Then, once we receive the list price from our Client we contact all the interested buyers and selling agents and inform them that the property is listed for sale, and that all offers will be submitted to the Client on the fifth day from the initial list date. They are also told to treat the offer as a "highest and best" situation.

These Signs Create Excitement & Can Help Promote Client Financing Programs

Buyers and brokers call from the signs interested in both the property and the special financing available on the home - before the sale. These lending leads are passed onto the Client or the Client's designated lending partner.

The buyers get the home they want at fair market value, and learn about any special lending programs that are available from Renovation loans, to down payment assistance programs, and the seller procures a sale quickly and for full market value.
